    Read the flags

    Priority A — named owner / decision-maker identified. Call the person listed.

    Priority B — single-site independent. Store line is the entry; ask for the owner. Verify the owning LLC in county records before signing a lease.

    Canopy flag — a brand is listed at the site’s own address, so the site likely flies that flag. A branded canopy means an existing fuel-supply contract that either transfers with the lease or must run out before an FFN / unbranded flip. Confirm brand and remaining term on the ground before term-sheeting.
